As property tax bills are set to arrive before the end of April, Wyoming homeowners should be on the lookout and take note: once you receive your assessment notice, you have 30 days to challenge the county assessor’s valuation. If you believe your property has been overvalued, you can email the assessor and request the comparable sales they used to assess your property. If you think your property has been assessed incorrectly you have 30 days from the date of the bill to dispute it in person.
Nobody likes opening their mailbox to find a higher property tax bill—but before you start shaking your fist at the sky, it’s worth remembering what that increase often means: your home is going up in value. Yes, a larger tax bill stings in the short term, but it’s usually tied to rising property values in your neighborhood. That means you’re not just paying more—you’re worth more. The equity in your home is growing, which can open doors for refinancing, home equity loans, or simply a bigger return if you sell down the line. So while the check you write to the county might hurt, it’s also a sign that your biggest investment is doing exactly what you hoped: growing.
In addition to reviewing your assessment, now is the right time to explore Wyoming’s Property Tax Refund Program. This program provides significant relief to qualifying residents, offering up to a 75% refund on last year’s property taxes—capped at one-half of the county’s median residential tax amount.
To qualify, you must have been a Wyoming resident for at least 5 years, lived in the home as your primary residence for at least 9 months of the calendar year, and meet certain financial criteria. Specifically, your household income must be at or below 145% of your county’s or the state’s median income (whichever is higher), and your total personal assets (excluding your home, one vehicle per adult household member, retirement accounts, and a few other exemptions) must be below $163,019 per adult. HOWEVER, even if your income or assets are higher, you may still qualify if your previous year’s property tax bill exceeded 10% of your total income.
Applications are due by June 2, 2025, and can be submitted online through the Wyoming Department of Revenue’s website. There are other relief programs available too, including a Property Tax Deferral Program—currently available only in Teton County—which lets eligible homeowners defer up to half of their taxes. Veterans and, starting in 2025, long-time older homeowners (age 65+ with 25 years of property tax history in the state) may qualify for additional exemptions.
